House Rules

Welcome to our home! We are so excited you chose to visit us. Just like your homes, we also have some basic ground rules to keep everyone safe, comfortable and happy.

  • Dark Skies: Big Bend area is dedicated to protecting our gorgeous night skies. Please turn off all exterior lights when not in use.

  • QUIET TIME: 10 p.m. / 7 a.m. – please be considerate of our neighbors.

  • SPEED LIMIT: Please observe a speed limit of no more than 15 mph on all private roads leading to the home. Please do not drive off the driveway or designated parking areas.

  • CHILDREN: We want your children to be safe & have a good time, but always under the watchful eyes of a parent/guardian. Children are NEVER allowed to swim in the pool without an adult with them. Please use good judgement if you decide to leave your children at the home when you are gone. We are not responsible for their safety or welfare. You are liable for their behavior.

  • PETS: Please maintain control of your pets. The limit is for only 2 pets allowed, and they must be on leash when outside for their own safety. Pets are not allowed on the furniture or beds. Pets must be crated inside the home when left unattended. Owners must clean up after their pets. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent.   • TRASH: Trash Bins are located outside of the bedroom structure and are for personal trash only. All garbage must be bagged & tied, boxes broken down. DO NOT leave trash outside of the home. Cleanliness of the property is important to us. Please leave the home and property as you would like to find them. If they are in need of attention, please notify the manager.

  • NO FIREWORKS ALLOWED. NO OPEN FIREARMS DISPLAYED. NO HUNTING.

  • PARKING: Park in designated parking areas only.

  • CONDUCT: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated. They will be reason for immediate eviction without refund.

  • SMOKING: Please no smoking inside any of the rooms. Outdoors you will find an ashtray to dispose of your butts.

  • Household items: While we know you may fall in love with something here during your stay, we ask that you please never take items with you when you leave. It is extremely difficult to secure new items for the house in such a remote location. We want to make sure all our guests can enjoy the house just as we designed it. We will absolutely get you info to order yourself any items you may wish for when you go back home. Just send us an email and we will get on it! If an accident occurs and something is broken or damaged, we will understand. Just let us know as soon as possible and we will replace it

  • Please also refrain from moving large furniture items as this can damage them.

  • Private Property: Please respect private property and never enter an area if you are unsure. The entirety of the Terlingua area is ALL private property. Unless explicitly marked- DO NOT ENTER. This applies to the valley Cigar Mountain House is located in, as well as the entire Big Bend area. Locals are not very forgiving as it is a common transgression for visitors.

  • Please do not gather twigs, dead ocotillos, etc. to burn. Dead plants are part of the local ecosystem and need to be left where they are! Thank you.

  • DRUGS: Illegal drugs of any form are prohibited on the property of Cigar Mountain House. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person (s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.

  • LIABILITY: All home facilities and equipment on the property is intended for the convenience of the guests. Any and all persons using the facilities do so at THEIR OWN RISK and consent. The owners and management are NOT RESPONSIBLE for accident due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. There are wild animals, including bears as well as snakes, possible in the areas. Please be vigilant about your safety. We are not liable for any injuries or damages due to wildlife. The registered guest is financially responsible for all individuals or pets at the home for any/all damage to the home or property.

  • If you leave something behind, we'd be happy to mail it back to you! We charge a flat fee of $25 for most items. There may be an additional charge if the item requires special packing.

  • EMERGENCY SITUATIONS: For EMERGENCY assistance call 911. Your address is 23031 FM 170 Terlingua, Texas 79852. There is a small clinic that can often handle minor emergency situations. The South Brewster County Emergency Response Center is located at 23250 FM 170 Terlingua, Texas 79852. The phone # is (432)371-2536. The nearest hospital is in Alpine, the Big Bend Regional Medical Center is located at 2600 Tx-118 Alpine, Texas 79830. The phone # is (432)837-3447 It is over an hour away! For NON EMERGENCY assistance call the Brewster County Sherriff Department at (432)-837-3488. Please notify the lessor as soon as possible of emergency situations.

MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO REFUSE ANYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES, REGULATIONS AND FEES WHEN NECESSARY.
